Housing Needs Survey  produced by Rural Kent (November 2021)

UPDATE: Sevenoaks District Council has drafted a new Local Plan to cover the period up to 2040. First consultation for Regulation 18 closes 11 January 2023. The Town Council’s response is published here.

The emerging Local Plan comprises of proposals for new homes, business space and community improvements, sustainability and the environment, and employment whist continuing to protect the much-cherished Green Belt.  The Plan for the district’s housing needs prioritises brownfield land. The district faces many challenges as it it is 93% Green Belt and 60% Areas of Outstanding Natural Beauty (AONB).

SDC spent 5-year preparing its Reg 18 and Reg 19 consultations (2019), but the Plan was rejected by the Planning Inspector for failing on the Duty to co-operate in November 2019 (press release here). However, SDC has built on all its work and is currently updating and developing new policies and supporting documentations.

It is hoped that the new emerging Plan will be consulted on in 2023.
